November 7, 2007 Chris Madej Manager of Planning Development Services Town of Huntsville 37 Main Street West Huntsville, ON P1H 1A1 Dear Chris: Re: Application for Consent, Energia Corporation/Wells File B/55/2007/HTE It is the understanding of the Huntsville Lakes Council that the Fairy Lake Association may not be opposing this application based on the rationale for the severance, as provided by Mr. Wells in consultation with Jacquie Tschekalin when she walked the property with him. It appears that the configuration of the severance is based on the fact that the severed lands are adjacent to a natural forest with an area of almost 16 acres. The shoreline has high rocks, deep water and is a main fish habitat. It is therefore not considered able to be developed. Mr. Wells is opposed to rezoning these adjacent lands into public land as he wishes to maintain his privacy. However, as was discussed at its last meeting, the Huntsville Lakes Council does have concerns that the severed lot has an area of only . 48 hectares, well below the guidelines set out in our Official Plan for new lot creation. The Official Plan was developed using guiding principles to ensure conservation of the natural environment. Although Mr. Wells may well preserve the adjacent land in its natural state, this may not apply to future owners. The Huntsville Lakes Council would like to have assurance that the lands considered to be unable to be developed are protected from development, at least to include a portion sufficient to bring the area of new lot up to the standards set out in our Official Plan.
